A boiler that stops halfway through heating the house is more than an inconvenience, particularly on a cold London morning. Avoid guessing what the code means from a generic internet search, as the same-looking symptoms can have different causes between manufacturers.

If a condensate pipe runs outside and temperatures have recently dropped below freezing, it may be blocked by ice. This pipe carries acidic water away from a condensing boiler. A qualified engineer can confirm the cause and ensure the pipework is correctly protected. Do not use boiling water, strike the pipe or dismantle any part of the boiler.

Low system pressure is one of the most frequent reasons for a boiler to stop. It can happen gradually because of a small leak in the heating system, a radiator valve issue or an underlying fault within the boiler. Topping up the pressure may restart the system temporarily, but pressure that drops again needs investigation. Repeatedly repressurising without finding the cause can make matters worse.

Poor circulation and overheating

Your boiler needs water to move freely around the heating system. A failing pump, closed valve, sludge build-up, air in radiators or a blocked heat exchanger can restrict that movement. Water inside the boiler then gets too hot, and its safety controls shut the appliance down.

You may notice radiators that stay cold at the bottom, rooms that heat unevenly, banging sounds or a boiler that runs briefly before switching off. The correct repair depends on the cause. It may involve restoring circulation, replacing a faulty part or addressing contamination in the heating system rather than replacing the whole boiler.

A frozen or blocked condensate pipe

Condensing boilers produce condensate during normal operation. If the external pipe freezes or becomes blocked, the boiler cannot safely discharge it and may lock out. This is especially common after a sharp cold spell.
