A boiler that takes longer to warm the house, leaves some radiators lukewarm or keeps cycling on and off can make every cold morning more expensive. Boiler efficiency is not only about the age printed on the front of the appliance. It also depends on settings, water quality, controls, maintenance and whether the heating system is working as one.

For households and landlords, the aim is straightforward: dependable heat and hot water, without wasting gas or risking an avoidable breakdown. Some improvements are simple day-to-day adjustments. Others need a qualified heating engineer to diagnose the real cause safely.

What boiler efficiency means at home

Boiler efficiency describes how much of the gas used by your boiler becomes useful heat for your home and hot water. A more efficient system uses less fuel to deliver the same comfort. However, the figure quoted for a boiler in ideal test conditions is not always what a household experiences in practice.

A modern condensing boiler is designed to recover heat from its flue gases that older designs would lose. It does this best when the water returning from the radiators is cool enough for the boiler to condense properly. That is why the boiler temperature, radiator performance and heating controls all matter.

It is also why turning every setting down is not automatically the answer. If rooms take far too long to heat, occupants may compensate by leaving the heating on for longer or raising the thermostat. Start with the settings you use every day

Check the flow temperature carefully

On many condensing boilers, lowering the central-heating flow temperature can improve operating efficiency because it helps the boiler remain in condensing mode. Yet there is no single right number for every London property. A well-insulated flat may heat comfortably at a lower setting, while a larger, older house may need a higher temperature during a cold spell.

Make changes gradually and give the system time to respond. If rooms cannot reach the thermostat setting, radiators are undersized, or hot water performance suffers, return the control to a suitable level and arrange professional advice. Do not remove the boiler case or alter gas-related components yourself.

Radiators can waste the heat your boiler makes

A boiler may be working hard, but a poor circulation problem can stop that heat reaching the rooms where it is needed. Cold patches at the bottom of radiators, noisy pipework, one room that never warms up, or radiators that are hot at the top but cold below can point to air, sludge or an imbalance in the system.

Bleeding a radiator may release trapped air, but repeated loss of heat or pressure is not a normal maintenance routine to ignore. It can indicate a leak, a faulty component or another system issue. Adding pressure without identifying why it keeps dropping can simply delay the proper repair.

An engineer can assess whether radiators need balancing, whether the system requires cleaning, and whether the pump, valves or boiler controls are operating correctly. These jobs matter because restricted circulation makes the boiler run longer for less comfort. In some cases, fitting or maintaining magnetic filtration can help protect the boiler from debris in the system, but it is not a substitute for diagnosing the cause of dirty water or poor heat distribution.

Servicing protects efficiency and reliability

Annual boiler servicing is one of the most practical ways to protect boiler efficiency. During a proper service, a qualified engineer checks the appliance’s condition, safety devices, combustion performance where appropriate, and components that can wear over time. Small faults can often be found before they become a no-heating or no-hot-water call-out.

A service is not the same as a repair. If your boiler has a fault code, unusual noise, a visible leak, pressure problems or unreliable hot water, it needs diagnosis rather than simply being booked in as a routine service. Likewise, a landlord gas safety check has a different purpose from servicing, even though both are important responsibilities in rented properties.

Pay attention to changes that suggest the system is no longer operating as it should. Common warning signs include:

  • heating bills increasing without a clear change in how the property is used;
  • radiators warming unevenly or taking much longer than usual;
  • boiler pressure repeatedly falling, or water appearing around the boiler or pipework;
  • banging, whistling, cycling or fault codes that keep returning.

These symptoms do not always mean the boiler needs replacing. A blocked filter, worn valve, failed sensor, circulation issue or control fault may be repairable. A prompt diagnosis is usually more cost-effective than waiting until the boiler stops completely.

When an older boiler may be costing too much

Older boilers can still be reliable when maintained, so replacement should not be treated as the automatic answer. The decision depends on the appliance’s condition, the availability and cost of parts, the frequency of repairs, household hot-water demand and the overall state of the heating system.

Replacement becomes more worth considering when repairs are becoming regular, essential parts are difficult to source, performance is poor despite correct maintenance, or the boiler is clearly unsuitable for the property. A new boiler should be sized and specified for the home, not chosen simply because it has the highest advertised efficiency rating. An oversized appliance can cycle excessively, while an undersized one may struggle during busy periods.

Installation quality is equally important. Correct controls, clean system water, properly balanced radiators and commissioning all affect how well a new boiler performs after installation. The aim is not just a new box on the wall, but a heating system that responds predictably and uses fuel sensibly.

Practical habits that make a difference

Keeping internal doors, curtains and furniture arranged so heat can circulate helps rooms warm more evenly. Avoid covering thermostatic radiator valves with long curtains or placing large furniture directly in front of radiators. In rental homes, report dripping valves, pressure loss and inconsistent heating early, rather than relying on portable heaters while the underlying fault worsens.

Draught-proofing, loft insulation and sensible heating schedules can also reduce demand on the boiler. These measures do not repair a mechanical fault, but they help the system maintain temperature with less effort.
